Build the list
Walk through every room with your phone. For each item, take a photo and write one line about what is wrong.

- Walls: nail holes, small cracks, scuffs
- Plumbing: drips, running toilets, slow drains, loose faucets

We arrive with the parts and tools for your list, start with the items that need water or power shut off, and work through the rest room by room. At the end, we walk through the list with you so you can check each item.

Small repairs take longer than they should when each one is its own visit. Travel, setup and cleanup take time every visit. Grouping several small tasks into one visit makes each one cheaper and gets them done.

Walk through the house room by room and note:
- Doors that stick, rub or do not latch
- Loose or broken cabinet hinges and pulls
- Faucets that drip or run slow
- Running toilets
- Loose towel bars, toilet paper holders and hooks
- Light fixtures that flicker or do not work
- Outlets that are dead, loose or warm
- Cracked caulk around tubs and sinks
- Holes in walls and plaster cracks
- Window screens that are torn or missing
- Smoke and carbon monoxide detectors that need testing or replacing
Photos help
Take photos of each item. Include close-ups and a wider shot showing where it is. For fixtures, note the brand and model if visible. This helps us bring the right parts.
Prioritizing
Put safety items first: electrical problems, water leaks, smoke detectors and loose railings. Then things that cause damage over time, such as caulk and leaks. Then comfort and appearance.

What fits in a visit

Vintage details
Older Alhambra homes have original hardware, built-ins and fixtures. We try to repair rather than replace when possible. Glass doorknobs, mortise locks, original tile, and built-in cabinets often just need adjustment or cleaning.

Tools to keep
A few tools solve many small problems between visits: a screwdriver set, pliers, an adjustable wrench, a utility knife, a tape measure, a flashlight, a level, a plunger, and a stud finder or magnet for plaster walls.
Note which items bother you most day to day. A squeaky door or a dim hallway may matter more to you than a cosmetic fix, and we can put those first.
